Cyprus developer research: 14 new project records from re-checks
This week we did not add new companies. Instead we went back to developers already in the database: two batches of ten were re-checked against their own sites, registries and property portals, and daily site monitoring flagged changes on others. Project records grew from 750 to 764 (net +14); the number of researched profiles stayed at 134.
Most new records rest on the developers' own websites. A record in our database shows how a company presents a project and where that is published; it does not confirm delivery, permits or title status.
| Measure | Before 20 Oct | At 26 Oct | Net change |
|---|---|---|---|
| Researched profiles | 134 | 134 | 0 |
| Contact-only entries | 86 | 86 | 0 |
| Project records | 750 | 764 | +14 |
Counts come from two saved database snapshots. Project records are not deduplicated physical developments, and one record can group several projects (for example a developer's portfolio list).
Where the new records are
Ark Noah's Developments: the company's projects page now names 17 projects; five that it describes as delivered (Galil Heights, Omonia Greens, Solace, Garden Residence, Agia Zoni) have their own records, and the other twelve are listed with the delivery dates the developer states (Q4 2026 to December 2029). CSN Demetriou Developers: Mythea Living, Santero Residence and Mariposa Building. MSP Ioannou Bros: Old Vines Residences and Evagorou 11, and the portfolio record now reflects the 20 projects on the company's site. Right Home Developers: Ambera Villas and Oroe Residences. Kaizer Developers: Akourdalia. Africanos Property Developers: a group of early 2016–2020 projects from the company's own news archive.
Three kinds of source, three levels of certainty
Most of this week's records come from the developer's own project pages: they show what the company says about a project, not an independent check. Evagorou 11 is different: a property portal names MSP Ioannou Bros as its developer, but the project does not appear on the company's own site, so the attribution rests on the portal alone. The Africanos group comes from 169 posts in the company's news archive (2016–2026), which helps date when the company itself announced events. Records that rest on one party's statements carry the "Not independently confirmed" label on the dossier page.
How to use this research before choosing a property
Start with the exact project and the legal entity named in your contract. Follow the dossier's sources, compare the company names and ask which documents apply to your unit. A developer's own "delivered" or "completed" label is a claim to verify, for example against the completion certificate and title deed status. Missing public information remains an evidence gap, not proof of good or poor performance.
Scope of this edition
The window is 20–26 October 2026, Cyprus time, following directly on from the previous edition's closing snapshot. Figures are the net difference between the saved snapshots, not every intermediate edit, and new records can describe older events. This is a selected review of our research, not a complete news digest or an assessment of all Cyprus developers.
