Cyprus property prices in Q2 2026: apartments vs houses
The Central Bank of Cyprus (CBC) residential property price index reached 109.683 in Q2 2026, with Q1 2010 set to 100. That was 8.5% above Q2 2025. Over the same year, the apartments index increased by 8.9% and the houses index by 5.8%.
Apartments outpaced houses both over the latest year and since 2010. The index does not provide a price per square metre or a valuation of an individual home.
| Segment | Index | Year on year | Since Q1 2010 |
|---|---|---|---|
| All housing | 109.683 | +8.5% | +9.7% |
| Apartments | 128.724 | +8.9% | +28.7% |
| Houses | 98.040 | +5.8% | −2.0% |

One year and sixteen years tell different stories
Both segments recorded positive annual growth. Against the start of 2010, however, the apartments index was 28.7% higher while houses remained about 2% below their baseline. Strong recent growth can coexist with an incomplete recovery over a longer period.
The overall index smooths out that difference. For an apartment purchase, the apartment series provides more relevant context than the national index for all housing. A house comparison should use the house series and keep the reporting dates consistent.
Why index points cannot be converted into euros per square metre
CBC constructs the index from residential property valuations supplied through participating credit institutions by independent valuers. It measures price movements; it is not an average advertised price or an average transaction price.
The baseline of 100 represents a particular period. An apartment index of 128.724 expresses movement relative to that baseline, not an apartment price of €128,724. Equally, annual growth of 8.9% does not mean that every apartment on the island appreciated by exactly that amount.
How to use the index when comparing two homes
Separate apartments from houses first, then compare location, size, age, condition and completion stage. National statistics help establish the direction of the market but cannot explain the difference between two specific asking prices.
The reported growth is also nominal. Changes in purchasing power after inflation will differ, while ownership returns additionally depend on costs and any rental income. The market dashboard includes a separate inflation-adjusted series for that comparison.
