Cyprus property sales in 2025: contracts rise 14.7%

Published: Data as of:

Cyprus recorded 18,114 property sale contracts deposited with the Department of Lands and Surveys (DLS) in 2025, up by 2,317 from the previous year. The increase was 14.7%, taking the annual total to the highest point in our 2010–2025 series.

Buyer activity increased, but 18,114 contracts is neither a count of issued title deeds nor a count of new homes sold.

Growth accelerated after a nearly flat 2024

In 2024, contracts increased by just 1.5%, from 15,567 to 15,797. The 2025 increase was substantially larger. Compared with the pre-pandemic year of 2019, the number of contracts was 74.7% higher.

This comparison establishes the scale of the change in activity, rather than its causes. The national total alone cannot identify the contribution of overseas buyers, mortgages or individual districts. Those explanations require the relevant breakdowns.

What this DLS sales series actually counts

The series records a contract when it is deposited with DLS. A transfer of legal ownership is a separate event and may occur in another reporting period. Contract deposits and title transfers are therefore not interchangeable annual counts of the same transactions.

The figures also cover property generally. This table does not separate apartments, houses, land, new builds and resale property. Describing all 18,114 contracts as homes sold by developers would overstate what the data establish.

What the figures mean when comparing a property offer

The increase provides useful market context: activity in 2025 exceeded the two preceding years. It does not reveal how quickly a particular development sells, what discount a seller might accept or the appropriate price for a comparable apartment.

For that assessment, compare district price movements, the property's characteristics and its construction stage. If a sales pitch refers to a record market, identify the period and measure behind the claim. A record contract count does not validate every asking price.
