The CYSTAT series has a visible administrative break in June–July 2024, when permit issuance moved to the new district organisations. Treat 2024–2025 annual comparisons with care.

Analysis

What has changed since 2020

  1. 1Deposited sale contracts rose from 7,968 in 2020 to 18,114 in 2025. The pandemic year created a low base, but activity continued to a new high after the recovery.
  2. 2The CBC overall index rose 39.5%. Flats outpaced houses: +56.9% versus +26.7% between 2020 Q1 and 2026 Q2.
  3. 3The overall index rose most in Paphos and Limassol, by roughly 53% and 52%. An index shows price direction; it is not the average price of a particular property.
  4. 4CYSTAT records a sharp rise in planned dwelling units in 2025. An administrative break in 2024 means the whole jump should not be read as pure construction growth.
