Cyprus property prices by district in Q2 2026

Published: Data as of:

All five CBC district housing price indices increased year on year in Q2 2026, but their longer-term paths differed substantially. Limassol was 28.5% above its early-2010 baseline and Paphos 19.4% above, while Nicosia remained 9.7% below.

The district with the fastest annual growth need not lead the comparison since 2010. Neither measure ranks districts by property prices in euros.

Limassol leads since 2010; Famagusta leads over the latest year

Limassol recorded the largest increase from the start of 2010 among these five districts. Its annual gain of 7.8%, however, was below Famagusta, Larnaca and Paphos. Famagusta had the highest annual increase in the table at 10.0%.

This is why any claim about where prices are rising fastest needs a time period. A one-year comparison describes recent movement; a sixteen-year comparison also captures the preceding decline and recovery.

Below the baseline does not mean falling over the latest year

Nicosia's index stood at 90.283: 9.7% below early 2010 but 5.7% above Q2 2025. A negative change against an old baseline is compatible with an increase over the latest year.

Larnaca and Famagusta were above their own 2010 baselines, although their accumulated increases were smaller than those of Limassol and Paphos. That does not establish an inevitable catch-up or predict future returns. These figures describe changes that have already occurred.

What district indices can tell a buyer

Each district has its own baseline of 100. Dividing Limassol's 128.543 by Nicosia's 90.283 therefore does not show how much more expensive one location is. That comparison requires property prices in euros for homes with similar characteristics.

District statistics also cover a wider area than the city bearing the same name. They provide context for a closer comparison of locations, property types and developments. An overall district index combining houses and apartments should not be presented as a measure of new seafront apartments alone.
