The pre-resolved fact is confirmed: neither 'IMPERIO DEVELOPMENT LIMITED' nor other known group entities appear in the official district catalog of the Cyprus Council for Registration of Building Contractors (contractorscouncil.org.cy) for Limassol — neither in the 'Οικοδομικά' (building works) list nor in 'Τεχνικά' (technical works). This is expected for a developer/seller company that outsources construction to third-party licensed contractors. We found direct and quite specific historical confirmation of this model: an Imperio press release dated 19.10.2018, 'THE ICON: CONSTRUCTION CONTRACT SIGNED', publicly names the general contractor — the company 'Iacovou Brothers' (Iacovou Group of Companies), described as one of the largest construction companies in Cyprus, naming its director (Giorgos Iacovou) and the Imperio signatory (Antonis Misirlis), the timeline (24 months, delivery by December 2020). This is an independently verifiable, quite positive disclosure in spirit — but it relates to The Icon project, already completed and handed over to owners in 2021. For the CURRENT flagship projects, we specifically checked the official pages (Silicon Park, Imperio Portside, Imperio Skyline, Sunset Gardens/Sunset+) and industry press releases from 2024-2026 (including 'Σε εξέλιξη οι εργασίες για το Imperio Skyline', 04.06.2026, and materials on Silicon Park/Portside) — the contractor is NOT named on any page or in any release. Bottom line: the practice of publicly disclosing the contractor exists at Imperio as a precedent (on at least one major past project), but is not maintained systematically for the current portfolio of projects under construction — an honest conclusion: the contractor for current projects is not publicly named anywhere today.

The group's structure is indeed heavily fragmented, as stated in the brief. In open, free sources (companiesregistry.cy, cyprusregistry.com, i-cyprus.com, companieshousecyprus.com, northdata.com) we were able to independently confirm at least: IMPERIO DEVELOPMENT LIMITED (HE451902, reg. 30.09.2023, the head operating company and the website's data controller — directly named in the site's Privacy Notice); Y.A.M. IMPERIO ENTERPRISES LIMITED (HE141929, old address 131 Gladstonos street, Limassol — the same address given on cyprusprofile.com and in old business directories as the address of 'Imperio Properties' before the move to its own building, Imperio House); IMPERIO PROPERTY MANAGEMENT (HE29065); IMPERIO OPERATIONS LTD (HE349238); IMPERIO HOLDINGS LIMITED (HE455203); IMPERIO CITYSCAPE LIMITED (HE442250); as well as the project SPV IMPERIO PORTSIDE PROPERTIES LIMITED (HE452953, Active status, per companiesregistry.cy directors Nikolas Charalampous, Gavriella Konstantinidou Michailidou, Antonis Misirlis, Giannis Misirlis, secretary Eleni Athinodorou) — plus Silicon Park Properties (HE424762) and Imperio Stays Icon/Sunset (HE441028/441029) mentioned in the brief. Positive: the site's Privacy Notice openly names the head company with its registration number (HE451902) — that's more than nothing. Positive 2: the /the-team/ page discloses the entire top tier by name and title — Chairman Yiannis Misirlis, Director Antonis Misirlis, Design Director Elis Misirlis, CEO Nicholas Ayiomamitis, and about 12 more managers of various departments — transparency at the level of people is noticeably above average. Minus: the Privacy Notice only abstractly mentions 'its subsidiary and/or affiliated companies' — WITHOUT listing these companies and WITHOUT explaining why the 'a separate SPV per project' model is used; a buyer would have to reconstruct the full picture of the structure (which company sells which specific project, who the beneficiary is) independently via the registry, as we did as well. Separately, regarding the brand's link to HE26637 mentioned in the brief (citing INDEX.cy): we checked this FOR FREE, without a paid report, via two independent sources — cyprusregistry.com and companieshousecyprus.com. Both show that HE26637 is registered NOT to Imperio, but to 'AMOROSSI IMPORTS EXPORTS LIMITED' (established 09.04.1986, status 'three-month notice announcement', address Δωδεκανήσων 11Β, Λινόπετρα, Γερμασόγεια). Thus the INDEX.cy attribution to Imperio Properties is most likely MISTAKEN (or stale/mixed-up aggregator data) — we found no independent source confirming a link between HE26637 and Imperio. No separate active legal entity registered literally under the name 'Imperio Properties' was found in the registry — it appears to simply be the group's trademark, not a separate legal subject.

There is no centralized public registry of issued building permits in Cyprus (since 01.07.2024 applications are submitted via the HIPPODAMUS electronic system, but this is not a public search registry of already-issued permits). The official pages of all current flagship projects (Silicon Park, Imperio Portside, Imperio Skyline, Sunset Gardens/Sunset+) and industry press releases from 2024-2026, including bilingual (Greek) materials, were checked — no specific Town Planning Permit / Building Permit number, nor even a general wording such as 'all permits obtained' (as some other developers do, for comparison), appears on any page or in any release. No disclosure on this point was found at all — this is an honest zero result, not a sign that permits don't exist.
